We had to clean not only the walls and ceilings, but also the trim, woodwork and cabinets with the method of vinegar/water followed by TSP (or TSP substitute).

Paint (walls, ceilings, no woodwork), flooring (LVP or refinish HW, usually not carpet), light fixtures, blinds, hardware, frostproof exterior water spigots, minor landscaping,... it adds up: $15/SF2.)

Have wood working equipment, bring it.When we have bought houses with appliances or when an exiting tenant left appliances, we will offer to leave them there for the new tenants, but we will not repair or replace. 

It pops well with painted woodwork.

I would not test for it and don't allow your kids to chew on the woodwork. ;))

Recently, I got into woodworking and found that those hardwood are really expensive, like black walnut.

Now, if the screw used was too large and split the trim, that can be damage as the tenant was negligent in using such a large screw.If woodwork is at a higher end, unusual such as solid milled hardwood, and that is defaced, then that can be damage, your lease should also state more specifically the care expected to such features.

Not counting any woodwork that is needed.

I used TSP on every inch of sheetrock and woodwork.
