why not a tank w/ warranty then you don't have to deal w/ it and let the tenants call in and get it fixed.... tankless seems like you're paying a premium for something that could just cause more headache (from breaking to tenant complaints etc).

You are probably going to have to let the tenant off the hook even if they caused the damage because you have no reason to accuse them of causing damage.
