As one to lose your virginity on, it looks fairly OK.My first house was one much like this - I got it under contract for $32,000, realized during inspection that the basement was collapsing (we rarely see basements here in Texas because of shifting soils), and got the bank to lower the price to $22K.

I was finally able to study and pass my license exam (NASCLA), which gives me the ability to build in 11 states plus the Virgin Islands, it also is a commercial license so I can work commercial projects as well.

Here a Sheriffs Deed is pretty much Virgin Title, but there are a few things with HUD and USDA, and other that can survive, and USDA has a redemption option for as much as 6 months after you take possession of the property, I havent had to deal with this, and its rare, I have heard of it happening, but they make you whole if they exercise this.

On the first one, I tried for a while to get the ferrule/olive off of the stub, but it wasn't going to go anywhere unless I cut off the entire stub - and then I would have had to open the wall up to install a longer stub.
