You could almost taste the cat urine in it, roof was peeling away the laminate flooring wasn’t supposed to be brown... and just in general the place was extremely out dated along with the attic needed some serious TLC

It’s not to much of a stretch to pre-price common pet damages into a damage addendum, such as scratches or holes in drywall or baseboard, flooring replacement, etc. if the addendum says they agree to pay for full house carpet replacement if the pet has urinated or damaged the carpet, then they have to pay you that agreed price, even if the damage is in only one room.

I have had to redo everything. 6000sf - New electric (separately metered), plumbing (all plumbing has to be redone to separate the units - also decided to separately meter) $15000, new sewer line $5000 , cabinets, all bathrooms totally from scratch (no one wants a bathroom with multiple urinals) $3500, sunday school rooms are converted to bedrooms in 2 units - but still had to add closets.
