We have some approved to build in the not so nice neighborhoods in North Nashville..and now its a feeding frenzy to buy up the old houses and lots nearby. 

If you know the cities or towns near you you are likely to find better deals and hidden gems that other may not have uncovered. 

Doesn't surprise me, I've uncovered some of the sloppiest builder-work over the years while gutting/rehabbing.

@Chase Louderback I go back and forth on this strategy but in general unless they are completely unrealistic I do not show them underwriting or due diligence, only glimpses of what I uncover.

Something to keep in mind... if you're renting a unit within a building, have women tenants and you decide to give this guy a chance, this could possibly be problematic in the future if any of those tenants (or even neighbors) check his background and uncover the same info you did. 

COVID has uncovered a risk that previously I had not considered. 

Current living situation will tell you if you are getting consolidating households and number of vehicles is something I like to ask because it uncovers multiple singles and hoarders in my area.  

Hi guys, I've been traveling frequently myself over the past 20 years, been to Panama, Mexico, Thailand about 20 times, Indonesia, Malaysia, Vietnam, Europe.I like Costa Rica for several reasons, #1, the Costa Rican people are so nice, welcoming and helpful. 

I like the control of owning it, plus borrowing against equity, it so nice, but I can also relate to all the copper thieves ruining your week so they can buy two hits of meth.
