The trick here is to find a multifamily that will cover the mortgage, insurance, and taxes for her. 

Unless your gain justifies a reverse improvement exchange there are only a few tricks that can help you in that situation.Your model would work well if you purchased 2 or 3 replacement properties and had some outside cash to do the improvements. 

So, both Buyer A and Buyer B buys the $100k property as 50% owners.Here is where the trick comes in.When the Property is sold for $200k, Buyer A and Buyer B splits the proceeds of the sale, $100k each!

I would like some help in evaluating a hotel, determining what to consider when evaluating and making a decision on purchase price, and I would like to know what sort of "tricks" to look out for.

It is one of the oldest sales tricks in the book but it demonstrates to me they think more scrutiny is less likely to result in a sale.  

I think the trick also is finding a motivated loan officer.

After 3 coats of sealer this weekend it seems to have done the trick.
