Our volume doesn't justify the annual cost of QuickBooks online or yearly subscription of QuickBooks Desktop PRO, which is why I am looking for ways to get a standalone version so I can make a 1 time purchase, then after that will still be able to use it without having to pay yearly subscription (whole point is so I can use it for our business and train my son who is a first year accounting major to use it). 

I agree with your thesis...deal flow IS real estate investing.Baseball is good training for REI...takes discipline and persistence after adversity. 

That said if you’re paying the utility bills you’ll need to train your tenants/guests how to use a split.

The market is always evolving and Mark is on the Front Lines along with his students.I felt an instant connection to Mark, he truly is concerned about his student's success, not just selling training material.I found Mark's community to be incredible.

What I found recently was a couple that bought a deal with a wholesaler on which it was told that it will make an 80% ARV (with lack of knowledge they believe what the wholesaler told them)After they completed the work they made a small 5% in the deal so they told me that the exit that business immediately.They needed a partner or more training to understand how it works, but I feel that when you don't know, you don't know so people is getting advantage of that.

The train of thought is there's a second wave of inflation likely hitting here shortly.

My train of thought was I wanted the original hardwood to be in decent shape when/if I sell this place.
