Draws are almost always held back until you reach certain points in the project or that work is completed.

Do you have any projections for what will happen with the insurance market for this year, or is it even possible to project? 

Tough one to answer as it depends if this is a $1M property or $100k property.

My wife and I have designed over 100 projects in 11 states, so her design knowledge has also rubbed off on me a bit! 

My girlfriend and I are looking to get into Multifamily real estate investing and have looked into the possibility of house hacking, although a good property for it seems to be tough but not impossible in this area.  

Tough environment to focus on studies. 

The tough part about New Jersey is that it is very competitive and very tight on inventory right now.

@Thomas Farrell if you have any experience managing property/construction projects, I would look in to flipping properties and keeping the once that you see an acceptable cashflow on when finished.

Ironically people that tend to be good with reno projects don't tend to be so great with money. 

I'll be bouncing back and forth between the two cities over the next four months before I move in order to get life set up and trying to learn the city... and hopefully find my next project.
