Another option is to co-sign but that has the same impact on my credit and responsibility to the bank.  

Most wholesalers do not have the means to pay their credit card bills not to mention purchase a multimillion-dollar real estate investment.

If you really can get it rent-ready for 15-18k then market rent at $1400 isn't terrible.

Or are you actually talking to a bank about buying the note so you can see the notes and credit on the owner of the property?
