To answer your question, I am a passive investor and probably will stick to the doors I have until the opportunity presents itself (probably won't happen since I'm very casually looking for it.)As far as 1st lien HELOC and investing goes,  it seems advantageous to me to have the option to reinvest from the LOC if the opportunity falls on my lap as opposed to having debt/equity tied into a conventional loan.

This also applies to sticking to late fees and deadlines.

System for cleaners (make your expectations known like a cleaning checklist) and stick to these systems.

Most hosts stick to white or something similar to a hotel, that guests would expect to see in a rental.   

I finally got my inherited semi detached SFH (C+ working class neighborhood) ready to rent out but the attached house sticks out like a sore thumb and I believe the tenants do it on purpose as a deterrent and intimidation factor.

There is actual potential to scale and develop a market position that beats stick built in modular, in my opinion this doesn't exist with container builds.

If not, I'll likely have to stick with Turo for the convenience. 

Alternatively, I could stick with the hard money loan and refinance into a conventional loan later.I would appreciate any suggestions or advice on this decision.
