If you are able to actively use the funds I would say start a real estate marketing company with it. 

Go to GET STARTED > EVENTS AND MEETUPS at the top of your screen.

All it needs now is a little TLC to bring it to life—think fresh paint, new fixtures, etc.The cabinets, floors, and walls are all in good shape, so you’ve got a solid starting point.

Starting a property management company with my brother and my dad was a mix of teamwork, trust, and family dinners doubling as business meetings.

I am just starting out and have 1 STR.Would love hear the pros/cons that you took into consideration when deciding how you want to manage your STR.

I agree with @Shawn Ackerman I would start applying the cash flow to debt pay down.!
