Donot skimp and get a smaller unit than you think you need .

I never recommend skimping on the costs for either one of those.  

I noticed that a lot of landlords skimp in this area or choose cool and inexpensive pedestal sinks, and it was one of the things that daily drove me crazy and made me anxious to move out.

I am fairly to new to this as well so I will give a few of my experiences.1) Don't skimp in plumbing repairs they can be quite costly in water bills and damage.2) Spend the extra money to replace windows (if necessary), insulate, etc. to make home more energy efficient.
