Does anyone have any experience on this being a Citizen of Sweden or another EU country and selling a US property?

You probably won't want to spend money on postage to send to the family that bought their house in the last 5 years. 2 segments that seem to be working are Absentee Owners with Equity and Seniors with Long-time ownership.Depending on which county  in UT, Absentee Owners may or may not be available due to restrictions in county reporting. 

I am currently a senior in college and want to learn more about real estate but want to gets hands on experience.

The tenant base in each of these asset classes is very different & there isn't much if anything an investor or property management company can do to change the make up of the citizens of a neighborhood.

BTW, after retirement, I worked at a senior center, and helped members apply for apartments.

Your wife is a US citizen and I assume you're classified as non-resident alien.Really this post is great to educate you on the mechanics of calculating taxable income for a rental property but it's focusing on the minutiae a little bit considering your personal situation.High level thoughts:-Does your wife have an FBAR and/or 8938 obligation? 

Not saying you need to apply for a senior VP position, but start at the bottom in those fields so that it's related to your goals.

I am a US Citizen, I pay US taxes but earn Foreign Income.

Hi thereI'm a South African currently living in the Cayman Islands looking to get into the US market.As a non citizen / non resident I am struggling to obtain 30 year finance at decent rates in the US.I am investigating the possibility of using finance from back home to cover the cost of a unit, then refinancing in the US to squash the mortgage back home and effectively backdoor finance in the US.Does anyone have any experience with this, and have any comments in whether US banks may be more willing to provide refinancing to an already purchased asset held by a foreigner?
