But that left a good "taste in my mouth" for real estate, as the equity I ended up cashing out with was pretty good, even with doing everything retail.

I already have a management company in place in Cincinnati, too, so if I bought more investment property it would be out there, here in Seattle the market is too competitive, inventory is too low, and too expensive for my taste.

When working with investors, its less about getting an understanding of their individual tastes, rather looking at the properties needs and then choosing materials and finishes that lend themselves to the style and character of the home.

Clean and maintained should be your expectation, whatever's cheapest and durable should be your "taste level". :) I would get the best looking but cheapest and sturdiest flooring I could find that works with your subfloor.

Had a bad experience with one of the big guru's salesmen a few years back and it put a bad taste in my mouth towards REI.
