It can be awkward and scary but that is not the normal and there are safeguards in place if the sheriff is there.

That way you have the best of both worlds, you get the cash you need to do more loans and the ability to pay it down faster if you want while being safeguarded with a low payment in down times. 

My concern was someone may be sensitive to the odor.

You never know when you may have to re-fi for other reasons besides rate.I have paid 50k+ in prepays in the last 3-4 years so I am particularly sensitive to them.

Lenders don't want to deal with defaults so they put up obstacles to safe guard themselves in the form of cash requirements.Plan of having 30%+ of the total project cost in reserves.  

I would consider a sensitivity study to determine if you are off x% on rehab, what does your cash flow & equity look like?

A lot of accounting can wait to be done in big push spurts as she has time, but the paperwork we have to turn in while we apply for loans is much more time-sensitive.

Line up your potential purchases in priority and start makingshort and time sensitive offers.

I also look at a "sensitivity study" on my assumptions. 

In my current transaction, if I am unable to contact my hired attorney in a timely matter I end up handling the time sensitive components myself including the drafting of documents.
