So after 2 months I'm back after getting my emt certification, i unfortunately have not had any credit cards or been added to any but will be turning 18 in 20 days, i have 5000 saved and am going to start looking into a muti-family home in the phoenix-metro area to house hack with maybe some room mates.

I did experience turnover as some took advantage of the $8k 1st time homebuyer credit and young people consolidated- moved somewhere with a roommate or back home, but they filled quickly for more $.

Whenever I have someone move in that has a roommate/girlfriend/etc I always tell the one I dealt with that he/she is responsible for the full rent, no exceptions.

. - Roommate rents out bottom floor while I live on the top two floors.- The ROI on house hack reno is 100% (will recoup all costs within the first year)- Concerned that this semi-split set up may not be very appealing to future renters once I move out in 5-6yrs and rent it out- It looks fine cosmetically but closing off these levels makes the house feel somewhat less open.- Located in suburban area.Tearing down two walls and removing the upstairs w/d would not be very expensive so if it would be worth it to do this prior to moving out, it is something I would consider.

If 4 roommates apply, they will need 2x individually (totals to 6x) and 5x total.But, if, for example, 2 people apply... 1 person with 1x and second person with 3x, I can reject them.

East Bed-Stuy is not really a great place to live but is close to the Bushwick Millennial enclave.Several years ago, that apt would have only been around $1,400 per month or less and you would have had to rent it out to either a subsidized family or subpar qualified couples.The 2 Millennials that decided to roommate had their Dads as Guarantors.

I rent out the rooms.What I’ve learned is having a room w a private bathroom is golden for my tenants they typically come from other roommate situation sharing a bathroom, having a private bathroom they see it as a luxury..Typically when rooms are rent out utilities are included, high speed internet is most important Utility for them..
