John Yes, that is precisely why I think it is overrated with respect to cashflow, it is very difficult to find a property that will leave you above water after doing the numbers.

How much of this do you feel you need to supervise, and how much can you say "be respectful" and have them work out? 

It should be common sense that if you respect your tenants, understand the culture and provide a positive and enjoyable experiences, in many cases that is reciprocated.

We looker at few houses/Condo under $200k-$250k and saw few online in that range.

Given your residency limits, the high prices in NYC and surrounding areas are a challenge, but there are still options in neighborhoods further out within your allowed range, like parts of Queens, Brooklyn, and the Bronx.

Do not sign up for courses that cost you a lot of money.Go to talk to your bank to find out how much you are qualified to borrow and start running the numbers on what a rental in that price range would look like.
