I wish we could have kept our remodeling at $25,000 instead it spireled into $50,000 but it was  duplex and we had to do  2 kitchens and 2 baths and electrical and plumbing and trees were cut down for $2,600, and the backyard gad to be expanded so we old have private space for the tenants and a retaining wall and that ended up  another $5,000 and 2 ceilings came down and new radiators etc etc.

Clean common area and collect my washing machine quarters.6 months I change the batteries in the smoke detectors/CO, fire extinguisher inspection/charging6 months I do a plumbing inspection6 months I do a thermostat battery changeNovember I do a radiator bleed.None are done at the same time and I do a complete walk through when doing.My buildings are across from town hall and the police station.

People love all utility included rentals and we had a 6 plex that was as such, we were able to adjust and keep the heat set at a set temp with a aqua stat, we had radiator system and control was in basement by boiler and water heater in area we kept locked.

Drain pumps on both of those are plastic (usually) and will crack when the water in them freezes.Before draining the hot water heater and heating system, the fuel source to them is shut-off.The water heater will be drained.Boilers and radiators will be drained.Not sure about sump pumps - you would want them to pump out water, but if things freeze ...Not a pool guy, so I have no idea about those.After winterizing, there will be signs posted (taped on) all over the place identifying that the place has been winterized and who the contractor was that performed that task and their contact info.
