What’s a good price to paint a three bedroom, 1300 sq ft house?  

I have been to three of Matt Scott's seminars.

Maybe we can help a lot of people on this Bigger Pockets platform.So if you are an experienced investor, flipper, or buy and hold person?

I purchased three out of state "cash flow" rentals with Evernest.

Where are you three located? 

I have property in three out of four of those counties including one SFH in Madison, one SFH in Limestone on 20 acres that's being developed to a MHP slowly, and one existing small MHP in Morgan County. 

Insurance companies want to fix it the cheapest way possible, and their goal is to minimize out-of-pocket expenses like this one.  

As to asking the IRS reps, let me limit my comment to just three letters: LOL

("Oh no, my spreadsheet is lost, hacked...")You wrote you are paying out of pocket for the 2nd property's expenses.

Since this is something that is best done with a team of experts that know a lot more than I do I am putting this request with help from the bigger pockets community to get me started on my road to success.
