My recommendation would be to put the deal under contract, then during your inspection period talk to everyone and anyone that is local that buys properties like this and ask them if they know the property or anything about it and ask them if they think it's a good deal.

Surviving the first few years is tough, but if you can figure out how to do that, you can have a 3-5% down payment (call it 15-25k) turn into 300-500k of appreciation over a 10-12 year period.

I am in my longest no purchase period in over 15 years.  

It took 90 days or so to get confirmation your deed and mortgage had been recorded so you had this huge period of time that the bad actors could step in and pull some really crummy stuff..

I have learn a lot in the short period of time, Joining BP is one of the smart decision so far, I hope you are accumulating good amount of Knowledge   

It is shocking how many get redeemed in the last 48 hours before the close of the auction.If the properties listed were beyond their redemption period such that I Knew they were really going to be sold, I would start looking at these again.  

Prices need to come down or level out for a long period of time for rent to catch up.

I dont want to tap on my 401K because that is set for retirement, period!!!.

@Sheena Varghese For flips taking over a year, the IRS treats them as business inventory, so profits are taxed as ordinary income, not capital gains, regardless of the holding period.

Can you extend the DD period?
