Opportunity Zones.As I follow NREI ( National Real Estate Investor) Experts are predicting that Opportunity Zones are going to be on the top of HMW (High-Net-Worth) Investors list with multifamily, marijuana, retail and industrial are emerging as some of the key areas to watch IN 2019.

I don't use NNN leases for residential as the bookkeeping is too consuming but it might violate areas of landlord tenant laws which has it's own peculiarities.

One of the businesses downstairs has complained of Marijuana smell in their space.

The property was a legal 502 (marijuana grow facility) so they had a difficult time refinancing out of it.

@Joe Doran Even if you were to look beyond KCMO itself to avoid red tape on the first few deals, there is such a wide patchwork of municipalities (just north of the river, say), and in eastern Jackson Co, south toward Belton, Raymore, Peculiar, and on and on... 

Delta county does not allow commercial pot growing operations, but you can grow hemp for medical marijuana.

Marijuana etc as well.
