I currently use Followupboss, prop stream, I alternate between calltools and mojo, I've also tried smarter contactIm looking for a CRM that incorporates all of this but Im not paying a crazy amount.  

I know they say you get what you pay for but I am impressed with this STR PM, and I use Steesa and Innago. 

We started late in life but it's pretty amazing to look back and see what we have created in a short period. 1st stream of income Retirement pay !

It is always better to have the tenant paying for the utilities as they are the ones using them. 

If your willing to do so, you can live in the casita and then rent out the main home and have your tenant pay the majority/all of the mortgage (depending on what type of deal you find obviously). 

See if you will have to pay for recapture.  

- If i Sell , as this was my 1st house and lived in 4 years, do i need to pay capital gain tax ?             

If it pays for itself, it provides you with a "free" place to live during the off-season.

It is a duplex near scranton PA. the Mortgage is about $2,400 and each tenant pays $1,550 monthly in rent so I make about $700 in cash flow monthly.

My portfolio is not that large and it irked me to pay a bookkeeper so much and still have to do a lot of the work.
