My main goal is to become a buy & hold investor, to start accumulating properties slowly and surely (in a pace of 1-2 doors every 1-2 years) until I have enough passive income to live my life by my own standards.

But the hard question for me is that this building doesn't turn over tenants and the rents are still rising at a good pace.

Those that want to stay and are good tenants will accept it and be more likely to stay long term if you give ample notice of your agenda and make a plan.

$800 - 150(vacancy and repairs) = 650 - 417(pitia) = 233.00Even if the property doesn't give us the equity we need, we are on pace for buying another property in about 6 months or so.  

I qualified for my clock hours for the test from Rockwell which was great because it's online and at your pace.

My wife and I were having a conversation recently, the subject of retirement has come up a lot lately, and I was telling her that outside of our 401K money, I was concerned about not being able to push the pace as hard as I can now at work and it affecting how much money I earn so I was saying that we need another plan.
