Sometimes, I see people add bedrooms when it doesn't make sense.It's often not as simple as just putting up a wall because you need lights, outlets, and proper ventilation.

It was the best decision I ever made, and I am not saying this lightly.

Typical "surprises" for investors are ELECTRICAL hard wired, interconnected smoke/carbon detectors - tamper free outlets and 20 amp GFCIs at kitchen counters, romex or bx wiring and covered closet lighting.

I'd also see if they are doing things to help keep the house cool during the day-keeping windows closed, having curtains or blinds closed to reduce the amount of direct light coming in (ie literally the sun shining in through the windows-not simple daylight).

Remove acoustic, paint walls light tans, use composite wood floors.  

In light of the fact that the leases are a scam I would not feel guilty but would still try to prove the leases are not valid first. 

But then again flipside, that may light a wildfire under her and make her go scorched earth on you.

I plan on demolishing & doing ground up construction, with common areas including garden beds, light workout area & gathering space .
