I think its got some real upside.Just like when I was buying homes in East Palo Alto for 15 to 25k each in the early 80s  ask me how many of those I still have.. and that was one rough neck of the woods...

I've only done commercial RE renos with a 'plugged-in' architect and 'connected' expeditors.Even though it's under the clean image of Fulop, the muscle memory and the seedy institutions that make it the most corrupt city in the history of the United States live on indefinitely.  

Things are less expensive in my neck of the woods, but still don't make much sense for a cash flowing investment, that is why I have been investing out of state for a number of years.  

I'm looking to invest out there, but I have no connection in that neck of the woods.  

I believe @Chris Mason is a VERY active/knowledgeable Lender in your neck of the woods, so could be worth a personal message behind the scenes?

No disrespect and wishing success on your website - - BUTThe hackles on the back of my neck always rise up when I hear "... secret xyz".People like Isaac Newton, Gallello and  Einstein were 'original thinkers" and the rest of us just stand on the shoulders of those that come before us. 

That's the sweet spot in my neck of the woods.

Ironbound/ down neck- this is the triangle that is wedged between route 21 and the Passaic river.

Been managing it from afar for too many years;  pain in the neck to be so far away.cheers!
