If 15k is your starting budget I would try to find hard/private money for the purchase and your funds for the rehab to show you have skin in the game. 

Although it can be a revenue source, I think many landlords just charge an application fee so this way the potential tenant has enough skin in the game. 

They have more skin in the game then you do.Make sure you get clear title.

If it's fully financed then you have no skin in it and your return is higher, theoretically 100%.

If you want to do this deal, you need to bring in some experience, which will potentially require some real skin in the game on your part.

@Michael Ablan so you both have financial skin in the game - that is good, it keeps everyone honest.

The IRA had no real skin in the game.The court also asked what benefits an independent holder of Roth Inc’s stock could realistically have expected based on the objective nature of the stock.

If the deal is worth it I could withdraw from my IRA.At this point I think I'd have to get a hard money loan and definitely have skin in the game to get the loan.
