In fact, this lender is doing the similar thing when they "switch" the ownership of one apartment from one GP to another GP (of their friend perhaps). 1.  

They are willing to trade one high-equity property in a tenant-friendly market like San Francisco for a more landlord-friendly growth market like Austin.

You won't have the options that you have here in Austin, mainly because Portland is Tenant Friendly City and Pfugetville is Landlord friendly.

I agree that is will be a gamble as to how well it will do.Also, ask the owner if they will entertain partial owner financing to keep from dragging family and friends into this risky business venture.Maybe even rent from owner for a year with right to sublease to see how it goes before committing to a purchase.

@Kasey Hardt very interesting,  didn't realize this was a pattern but even I've got friends that are getting recruited to the area for medical device startups etc, so could be a very interesting trend to watch.

Close friends?

I have a close friend who constantly drives up to the white mountains so can definitely understand the draw.

The site hasn't changed, literally not at all.The people, my friends here, people I know, help change the perspective by doing what they have done for years, just posting and responding with words of wisdom and a 20,000 foot view.
