I think they've done a great job of building their product and if you already have a property listed on Airbnb, it's super easy to import to MiniStays (though it's not difficult to list your property there if you don't.)

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560 (almost 30% probability of default), little to no good tradelines, lots of collections & chargeoffs, recent evictions.

I’m thinks just pay him his regular price for the job and throw him 5-10% finders/gc fee instead of making a 70/30 split or something like that.

Those in themselves are great education.Degrees won’t help you much unless you are trying to get a job at a large fund.

We live in the bay area because this is where our jobs are and we have family in the area, but we prefer to invest in landlord friendly states.

A lot of investors provide comps (residential RE) but I avoid doing it because it's like telling them how to do there job.

We also do not allow the tenant to patch holes or touch up the paint, because they usually do a terrible job that takes longer and costs more to fix. 

You don't say what you do but consider finding a career path job that might give you better income if that is an issue.
