Take the time to Educate yourself on the market and surrounding areas.

I’m open to most parts of Florida other than Miami and the surrounding areas.  

But there's also a lot of great opportunities for higher end multi-family properties in surrounding neighborhoods like Lakewood, Ohio City, Tremont, Cleveland Hts that will bring in top market rent, but cash flow won't be as strong compared to the C to D neighborhoods.

Definitely agree with you that I should surround myself with more experienced people, of course, and that's the plan.

Unfortunately, there are very few duplexes in Raleigh and the surrounding area and the few that are available are definitely not for sale for an amount that would make sense from a numbers perspective.

I own land parcels that surround or are adjacent to substations, since I only care about distribution side interconnects.
