She ended up with non-payers, people using illegal drugs on her property, hoarders (which led to a mouse infestation and other tenants breaking their lease to escape the smell of rotting garbage), the whole nine yards.On the flip side, being an efficient, honest, friendly/approachable-yet-fair ("fair" as in "sticks to the letter of the lease") landlord goes a really long way toward not getting sued, too.

I got super lucky with this one, but I could have easily picked up a property with stolen copper plumbing, a broken furnace, or mold infested in the walls.

But let her know about big issues, like a leaking roof, bad water pressure or insect infestations like carpenter ants and don't attempt to fix without permission.  

Drugs, mayhem, rat infestation, raccoon tearing up chimneys...doom and gloom causes good deals. 

first you have to find ones that will work with foreigners.Peak in KC will I believe Lima ONe willalthough keep in mind real estate lending has been in fested with FAKE lenders and scammers.here are the red flags:1. interest rates far lower than market like 4 to 5%  this simply does not exist in the market place they just are sucking you in thinking you found this unicorn lender.2. reason they can lend that low is you buy insurance to guarantee payments.. this also does not exist its a fraud.. there is no such product.. 3. offer to show a picture of the person your talking to holding their ID.. again just smoke and mirrors.4. tell you what you want to hear but need 500.00 to 800.00 deposit to go further.. you send that you lost it.5. bad webstie or no website.. poor English etc.

I have infested in single family so far.  

What you should possibly consider is a clause regarding any insect or vermin infestation.

Found out the entire house got infested with mold during that 2 month period, but still decided to do the deal anyway. 

If you have the cash on hand to handle a surprise foundation issue or termite infestation, then go for it.

My lease says we will take care of known infestations but tenant is responsible for maintenance and "normal" pest control.
