We're doing well in Ch-ville by buying fixer-uppers with cosmetic re-habs needed and Air BnB'ing them.  

Search for tall grass, old roofs, old cars/ boats in the yard, snow not shoveled.Some people found great partners doing out of state deals, but it requires some serious thought.Seller finance deals, check craigslist and use that as a keyword, I've found some opportunity in my direct mail campaigns but have never successfully scored one yet.

Property 3 Property flooded and Vacted This one is tough it Flood during Harvey And small amount maybe 3 inches didn’t Tax day floods .

The property are not always seized or forcefully liquidated in ch 7's as this comes down to property equity, creditors, etc. 

Upon move out there 2 places (in separate rooms) that have noticeable scratches at least 8 inches or so long (almost certainly from dragging heavy furniture). 

@Frank GeigerYea, there were also a lot of smaller things like the wood around every single window was completely rotten... and some stuff that is workable but a bit concerning like the main beam holding up half the house was built on two rocks just inches from the dirt in the crawl space... hasn’t been destroyed by termites yet, but looked like a set up for a disaster!

Those tenants maybe want a yard, tall parking, first floor access, etc.

The cracks range in width from hairline to 1/4 of an inch and are larger when viewed in the crawlspace than when viewed from the exterior.

But if I hire a lawn guy to landscape around the office, I could call him an IC... as long as I don't instruct him on how tall to prune the hedges...
