If their answer is that they have used it as an investment property and vacation there some, or it's just investment then you respond to them that "If you list this property with me (see how you keep positioning yourself as the expert or at least the gate keeper for valuable information) then you may be able to do a 1031 exchange and defer paying the tax (you're giving them the icing and letting the QI take care of the details.2.

There could be winter activities nearby that attract people such as ice fishing, snowmobiling, etc.I also discovered they had variable rate pricing depending on which dates and if you stay 1 -3 nights or less in the high season, they limit stays to 1 week minimum, Friday to Friday, to minimize turnover costs, etc.
