HML are in the business of making deals.. if your deal won't sustain a HML rate to buy and get ready to rehab.. then maybe your deals are too skinny to begin with.Also private money lenders did not get money being un aware they know what rates are and or cmpare to HML .. so unless again your finding friends and family don't think folks you don't know are just chomping at the bit to loan someone they don't know money.. that simply is not the case.
