Interest rates are pretty universal across country, you are in a high demand, high cost area.  

You have to find their problem.There are a lot of high-net-worth people looking for opportunities to enter the hospitality space but lack the operational know-how you’ve clearly demonstrated.

And therein lies the risk of high-leverage.  

Places like Texas where you’re at will likely continue to face significant insurance increases given more weather related events which makes it challenging To pencil, but if you have good population growth, things should even out.

Property prices determine rental rates, which are determined by population change.

Those remote flips and high cash flow rentals are so tempting on paper, but they rarely go well in reality.

Consider offloading an underperformer, or a high equity property and getting better, larger or more assets.

DSCR loans go up to 80% of the purchase price and depending on the Debt Service Coverage Ratio and your credit score you can expect rates on a 30 yr loan ranging from High 6%- Mid 8%.
