--For those of you who have not, here are some highlights of the 10-page guidance.

Apparently Bert sent Clayton 2 for me to look at, one of which was "sold" In less than 24 hours, the other of which didn't fit my criteria--I haven't heard from them again and it's been almost a month.I hope this adds to the conversation and gives pause to other newbie investors such as myself.I think this highlights the importance of a couple of things for potential TurnKey investors, and REI in general. 1.

Then I use conditional formatting to highlight duplicates.  

The seller ended up paying the past due taxes, and transferring the Security Deposit to me.To help ensure this, I made sure to highlight to the Title Company that the Seller was responsible. 

You do this by clicking on the top part that I highlighted in yellow, it will show the arrow pointing up or down.  

Check out the Tenant Screening at the top highlighted in Blue on this forum,,Rental Criteria is what you go on,, you set that and screen per that. 

Print them out and read, highlight and note them up as needed. 

After a round of counter offers, our offer was accepted Tuesday, we then had our HUD Consultant walk through the next day, and since then have been sending out a rough SOW to contractors.Our highlight was during the walk through with our HUD Consultant when we opened up the attic entrance, climbed up, and discovered an amazing attic with ample head space!  

I enclosed a copy of renter rights and landlord rights for her and highlighted the part that said she would have to pay for court fees if I filed. 

There is a filter for "Document Type" but I can't tell which type I should be highlighting.
