So rental upside is not super huge.Please be gentle.

This is generally what I do as well with a slight twist.1) security deposit is forfeited2) they pay rent for the full month in which they move out. 

The guy on the outside drills 3 sets of holes and pushes the wire through a hole on each side of the rebar with a flat edge on the outside and a twist tie on the inside.

Hi, well with all that....actually I was expecting to see something else, or this stuff witha twist.

IF I understood him correctly, An interesting twist in his model I found was that as part of his HML process he gets REFI pre qualified to know if the deal will fly once rehabbed.I would check in with him, I am sure he would be happy to speak to you even if you are not in Colorado or Minnesota where he is licensed.
