I have one question -- there are usually a ton of hours of prep work to furnish and design the space (after renovations are complete). 

Gas and Electric sits in one unit's name (usually the upper, larger and better furnished units) and they split it with the other unit.

My company designed and furnished a STR property in Holden Beach in 2022.

Minoan offers this for all the furnishings you can purchase for a STR through them.

STR has additional expenses like the cost of furnishings, consumables (TP, paper towels, coffee, etc.), utilities, TV/internet, landscaping maintenance, marketing, credit card fees, lodging taxes, etc.

You are talking about well over $1 million in startup costs, not including furnishing and initial holding costs.

The regulations only apply to stays less than 30 nights, so think most furnished rentals would just go mo. to mo. and seek a rental premium for being furnished and flexible term.
