Hi Arya,To appropriately model this, in my opinion I would add a minimum of 10% vacancy due to the commercial nature of the building.

There is no 30 day close with a 21 day inspection period haha  ya I fund a few buys that have that exact model it does work well but they do have to pay me of course. 

The model simply doesn't work for cash flow focused investors. 

They are worth their weight in gold.They actually specialize in smaller multi family in the Lehigh Valley so their business is built around the model.

@Allen Higbee Guts always make me nervous - there's typically a lot more reno required than most models suggest, which usually kills your ROI.

Its the warren buffet investing model, buy when everyone is selling, and sell when everyone is buying.

The next person that listed their model match in the same area right after we sold, sold for 160k less than us (if that was us we would have lost all our equity and would have had to short sale it).
