I’m finally wanting to pull the trigger on getting another property, but this time the primary goal of turning the sfr into an Airbnb.

Im towards the end of my renovation and beginning to finalize my numbers...looking towards refinancing my loan with the new house value. 

Sounds like great prices but 9 repairs in 12 months called in by tenant, it seems to have finally stabilized after owning for 18 months (no repair calls in 3 months so far), stolen AC unit, attempted break in on other house (alarm scared intruder away).

It’s like trading baseball cards back in middle school.. you get the shiny new card you’ve had your eye on, and you don’t pay a dime until you finally decide to sell and pocket the profits.

@Kent Fang chingI too am in CA but do not own any investment properties here - maybe will consider AirBNB in 2025.My choice for OOS investment includes GOLDSBORO, NC.  --  Goldsboro has a strong real estate market, Low cost of living and affordable properties.

So even if the cash flow is only 3% or 4% cash on cash, that’s enough to provide a protective layer to cover unexpected items.To me, the cash flow is NOT to put spendable cash in my pocket NOW but rather keep the property self supporting while it increases in value over the long term.In addition, every property a purchase has a cash reserve fund - call it my rainy day fund or my Sominex account (ie I can sleep at night knowing if the furnace goes out I have $8,000 in my reserve fund to replace it.)One final note, I have found once one reaches a certain net worth, cash flow no longer is a concern, there is always as much cash flow as anyone wants.Final note, who will have more cash flow someone with $1M investible cash or $3M investible cash?

I have a choice to ask the seller to pay for my buyer agent's commission or not include it in the offer letter (pay by myself), so I wanted to know before I submit the offer.
