I started off as an investor for 11 years before I got my licence - after abut a year and a half of dealing with home buyers, white picket fences, and fussy carpet shoppers -I came to the realization that my preference is to work directly with investors - some of the advantages are that as an investor , I know what many of them are looking for and I understand how to calculate cash flow , rates of return and ROI for people.

The tenant was a licenced contractor and not a "handyman".On the other hand, if a tenant does repairs/upgrades then they might feel like they have some ownership in the property and I don't know where that would lead.

Remember the seller is depending on you to solve their problem - they also have rights - a right to sue you for misrepresentation, a right to report you to the state for acting as a real estate agent without a licence - you don't want the real estate commission investigating your activities - Think carefully on how you intend to find an assignee ----Will you listed it - put the property on the internet - stick a sign in front of the property - make flyers and distribute them in the neighborhood - have open houses - run ads in the newspaper - go to your buyers list - ??

@Brandon WhiteThe illegal rental unit situation Mike is referring to is typically brought about by a property not adhering to fire code, and/or rental licencing standards.In London you're required to have a fire safety inspection of the property before you're able to get a rental licence from the city.Example: You purchase a decent duplex, but when you go to get a rental licence for the property you fail the fire inspection.
