Yes, one of the big advantages that DSCR Loans have over conventional is that they are LLC-friendly and even friendly towards other entity types like corporations, partnerships, TIC or even most types of trusts!

@Dave Harlan They have an amazing product but your better off using a mortgage broker with a great reputation for customer service because they offer wholesale pricing advantages to their brokers and the only complaints I've ever heard about them have come from service issues on the retail side.

Apples to apples, they appear opportunistic and taking advantage of someone who is green.

Also the new owner has the advantage of screening their own tenants and signing leases at or above market rents.

What’s the upside to the LLC that you obviously didn’t need for property you’re selling.It’s not going to give you a tax advantage, a privacy advantage or a liability advantage.

So the main advantage of a DSCR in this case is just the fixed rate?
