Stay up to date on all laws, federal down to local.

I'm using a service called 'PetScreening' where the tenant fills out an application on their pet (birth date, shots, bite history, etc) and based on the answers given a 'fido score' is given to help the Landlord figure out the risk associated with the pet and the reasons why the score was given.

The cost should be less than an attorney and from my expirence you will get a better smoother transaction.  

In Washington, where I was previously licensed, I had easy access to phone numbers for expired listings right on the MLS, making it straightforward to cold-call expireds.

This is especially true when you have notice (texts, voicemail, letters, time/date of conversations) from those tenants about the harassment. 

For example, call FSBOs, expired listings, geo leads, and/or distressed seller leads (pre-foreclosure, probate, etc.)3.

Some investors find success doing mainly MTR and open up some dates for STR in between contracts.
