Own a commercial multi-tenant building in one of the smaller towns (all within 100 miles of Atlanta) which is evolving into a tourist destination and just bought an old historic hotel building there along with 3 other partners who are also somewhat experienced investors - we plan to renovate the hotel which also contains a historic restaurant, bar and retail space from a flophouse apartment building into something cool :wink: .

Out here in the city of the angels (Los Angeles) many renters are former home owners that lost or walked away from their upside down hyperinflated homes.So the credit ratings I have seen look like 10 miles of bad road, and while income is stable at 3x we have had to evolve with the market pressures.So it is now a big picture proposition (how we look at prospective tenants).Hope this 0.02 has helped,Tevis

I think as a beginning investor, I'd rather miss out on a few deals than jump in before you're ready, and once your plan evolves, the deals will make sense within your parameters or they won't.
