Don't make a bad deal just to get the deal.A discerning consumer doesn't always go with the cheapest product (or highest offer) if they have met you, trust you, believe you will close quickly and without headaches...they may take a few thousand less (or pay more if you were a contractor for example).

So it takes some discernment to get to the truth.

As a connoisseur, I've learned to discern and appreciate a stench-filled room be it from Siamese, Tabby, Calico or other feline appellations, 'cause it still smells like money to me.

@Josef Torkelsen It's difficult to discern exactly what you are meaning (i.e. are you selling your primary residence then moving into a rental or renting your primary residence then moving into a rental?). 

Use some discernment in the tenants' character. 

In some states verbal agreements can be legal but unenforceable as the judge cannot discern the total truth without written facts to rely on.

It makes it hard to discern between ads. 

I understand that professional level hard money lenders would most likely be more demanding and/or more discerning, but if all being the same, would you offer( or have you offered) different terms to family that you didn't or couldn't offer other hard money lenders?
