I was somewhat disappointed in thinking that it isn't even enough to beat the PMI on our first duplex and once we plopped down that savings it would take us a long time, though slightly less time if we have some cash flow to help fun our savings for the next property, to save up for the next.

I understand your disappointment with your low "rate of return" but I'd recommend giving it more time just like any other business.

I wanted to support Yellow Letters because I've heard great things, but I'm a little disappointed this morning...I ordered business cards on 5/13 and they didn't print until 5/22 and now I won't get my order until 6/1!!!

I mention this because many people eventually discover the Solo 401k (which can have a Roth account) and are disappointed to learn they cannot transfer their Roth IRA to the Roth 401k.
