I had a family member that had to rent in an other state near the university while attending Dental school under the same circumstances (a room in someones home) and it was a win win..

You should absolutely caulk around the base of the toilet for hygienic and cosmetic reasons.

Items such as food scraps, cotton balls, q-tips, paper towels, napkins, feminine hygiene products and diapers are not to be flushed down the toilets.

Especially on medical/dental uses as they usually have very specific needs for placement of equipment, sinks, and other specialty items.

@David Wooten, I've been through this before- you need two things, a professional and time.One of my two family homes was infested- some crazy tenant with insanely poor hygiene and a horde of cats(those poor things- I'm a huge cat lover) lived there and brought a pox on the house- the other residents fled in horror as fleas descended on them.

They rent extremely well(a BP member is in one of them this week while his wife gets dental work) but it is another job.

It has all the stuff like... don't flush hygiene products down the toilet, don't daisy chain extension cords, etc...

Are you going to offer medical and dental?
