In other words a court can say "you are not running this like a real business so the court detemines that yiou dont actually have an LLC and you own all of this in your own name"The proper way to do it is buy the property in the LLC and the LLC gets a loan in it;s name.

@Mike Dymski I always use month to month leases, much easier if things go to court, as the lease is only good if it’s paid by the fifth.

Tenant friendly state shouldn’t be a concern IMO, just screen tenants well, be professional and buy in a good location and you probably won’t ever have to deal with the courts.
