It would seem that with this happening somewhere in the range of 300,000 times per year that there would specifically be a tax court case on the subject if that were the case too.

In other words a court can say "you are not running this like a real business so the court detemines that yiou dont actually have an LLC and you own all of this in your own name"The proper way to do it is buy the property in the LLC and the LLC gets a loan in it;s name.  

Visit your court house, city hall, etc and see what you can find out about permitting and go from there. 

@Mike Dymski I always use month to month leases, much easier if things go to court, as the lease is only good if it’s paid by the fifth.

If you think you need something that complicated, it might be best to get with an attorney to have this set up in a way that the attorney understands it in case it needs to be defended in court.

Had court date 8/1, they no showed, so we have default judgement.

Tenant friendly state shouldn’t be a concern IMO, just screen tenants well, be professional and buy in a good location and you probably won’t ever have to deal with the courts.

Richard,Your Condo Association by-laws and declaration will give you info on who owns what parts of the building and therefor who is responsible for the repairs.
