If you are afraid of the cost of defense, an LLC won't help you.

The ability to steam content from smartphones and tablets directly to devices (Televisions, Audio Receivers, Whole House Audio Systems and (in conference/board rooms) Projectors is in like manner becoming more and more commonplace and expected by end-users.

It would not be too defensive about this but get a loan Pre-qualification letter from a lender and have it state how long it will take to make a closing and a maximum amount. 

We had our property preservation company go out to change the locks after we conferred with our Attorneys that part of the mortgage allows us to maintain the property if the homeowner lets it fall into disrepair. 

(c) In an action for possession based upon nonpayment of rent in which the tenant asserts a defense to possession based upon the landlord's alleged breach of the warranty of habitability, upon the filing of the tenant's answer the court shall order the tenant to pay into the registry of the court all or part of the rent accrued after due consideration of expenses already incurred by the tenant based upon the landlord's breach of the warranty of habitability.
