@Evan R. you'd definitely want to check with your state to see where your state falls in the way of fees - it was a surprise for me since the info wasn't readily available.One of the biggest disadvantages would be that it becomes more of a time sap then a cost savings, especially if your state has the requirement to hang your shingle with a brokerage.

For example, I'm no residential roofing expert but if I see a lot of curling shingles or if I can tell that there's already more than 1 layer of shingles...I know I can expect to be putting $$$ into the roof soon if its curling or a larger amount of $$$ if its multiple layers.What are the similar "tells" for Hot Water/Steam heat systems?

Roofing is approximately 150 per square (square is 10 feet by 10 feet) for re-shingling, and if the roof requires redecking in addition to shingling it will be 2x that cost - this cost includes standard materials.

This is what these people do (just like you know depreciation) they know saws, tiles, paint, wires, shingles and really skilled people move with speed and efficiency that it is hard to match for the DIY weekender (again, finding the right ones is half the battle, as a conscientious DIY can do better than some poor contractors)...

I remember watching the chick that does flips and she was surprised she had to reroof the roof.... well, generally you can tell the condition of the shingles from outside - its not complete rocket science.And obviously, these projects take time.

I think solar is exciting and there are many benefits that I think alone warrant investing in Solar in some instances, but what I think makes Tesla's roof tiles a potentially viable strategy is the shingles themselves are guaranteed for life (assuming Tesla doesn't go out of business)....
