Yes, the bi-yearly nit picky inspections can drive me crazy, (torn screen , etc) but in the long run it’s worth it.

You see a lot of terminations after home inspections because they are terrified about repairs and basically expect an almost perfect inspection report (on a 60-100 year old home..), easily get cold feet, battle financing issues or sometimes just ghost you at closing.Selling a home to a tenant is probably the better path (lease option), but you really have to work with them every month and coach them to get them ready to buy the home, otherwise, 70% will not execute.

Check on ownership status before you get into escrow.Get multiple inspections to be able to really determine the extent of repairs.Try to align yourself with the best contractors, had good referrals, but somehow nobody stood behind their warranties.Have a good lawyer and local accounting firm.Talk to locals to see how things are done and what's happening around you.Have patience!
